In order to achieve a AAA rating by Dun & Bradstreet (formerly Bisnode Finland Oy), the company’s turnover must be over 170,000 euros, its return on investment must exceed 15 percent, and its equity ratio must be in order. A log apartment building is being built in Kuusamo

Ecological log forms into an apartment building – Kuusamo Log Houses’ log frame adds the final touch to Kuusamo’s first log apartment building.

The log frame delivered by Kuusamo Log Houses adds the final touch to the log apartment building currently being built in the city centre of Kuusamo. The log apartment building with a log-concrete composite structure is scheduled to be finished in August 2024. The apartment building is intended for senior housing, and it has 38 apartments with a floor area of ​​more than 2,000 square metres. The first floor of the building is made of concrete, and the remaining three floors are made of laminated logs. Beneath the log-built exterior, the load-bearing structure is a concrete frame.

– Of course, the building has a lot more height than, for example, the detached houses we produce. When it comes to log buildings, we talk about log cycles – in a standard one-story detached house, there are 13 of them, and in this apartment building, there are 45, explains Business Director of Kuusamo Log Houses Antti Hokkinen.

The local impacts of constructing a log apartment building are significant. We are proud of the skills we have at Kuusamo, says Business Director Antti Hokkinen.

– Since the log wall is tall and wood is a living material, many things had to be considered in the design. For example, the joints between the concrete frame and intermediate foundations have required special solutions from our side.

At Kuusamo, we wanted to approach the environmentally friendly building as a local project and show that it is possible to implement a public construction project using logs. The developer is Kuusamon Vuokratalot Oy, and the contractor is Tunturirakennus Oy. Saatsi Arkkitehdit Oy carried out the architectural design of the building.

– In addition to being environmentally friendly, one of the biggest advantages of a log house is the speed of construction. Logs work well as exterior walls, and there is no need for any other structure or additional insulation. The exterior and interior surfaces of the log building are practically ready without surface treatment immediately after installation, says Hokkinen.

Delivery of thousands of log metres

The apartment building project included the delivery of a log frame from Kuusamo Log Houses. Kuusamo Log Houses delivered the logs to the construction site, and the contractor installed them in segments. The order of delivery and installation of the logs was carefully considered to ensure the smooth flow of work.

Kuusamo Log Houses’ non-settling, 268-millimetre-wide and 220-millimetre-high laminated log was used in the log apartment building. The cross-glued log is made of pine. On the other hand, the balconies of the log apartment building are made of non-settling 132-millimeter-wide laminated logs.

Non-settling LHX 268 is primarily designed for demanding professional use. The apartment building’s logs have received more special woodworking solutions than usual.

– The log apartment building site is keeping to the agreed schedule, and we have been satisfied with the cooperation so far. Meetings between the design, production, and construction site teams have been arranged on a quick schedule, and everything has gone well so far. It has been important for us to cooperate locally, says Managing Director of Tunturirakennus Toni Pätsi.

Towards emission goals with the help of wood construction

The use of logs in public projects has increased nationally and it has been utilised to an increasing extent in, for example, daycare centres and schools. The log apartment building currently under construction is Kuusamo Log Houses’ first major public construction project and one of the largest deliveries in the company’s 25-year-long history. According to Hokkinen, the project has taught them many necessary things and provided them with new ideas for the future and possible similar projects.

“Log has become more familiar in other construction works than just traditional residential and cabin projects. The EU’s tough emission targets and their achievement mean that wood construction must increase considerably. The use of logs in public buildings has been a step in the right direction,” says Hokkinen.

Following its own path, Kuusamo Log Houses makes dreams come true with 25 years of experience

Kuusamo Log Houses celebrated its 25th anniversary last year. The world events coloured the anniversary year, but what does everyday life at Kuusamo Log Houses look like at the moment?

Kuusamo Log House’s Business Director Antti Hokkinen has noticed that sales have increased slightly with the arrival of spring, which is a usual development.

– With the arrival of spring, there have been positive signs in the market, at least from our point of view. Housing-related dreams and needs have not completely disappeared. In other words, dreaming and planning still take place—the pace of implementation has just slowed down compared to before, Hokkinen concludes.

People are slowly adapting to the new situation, and we believe that the market will also recover at some point.

At Kuusamo Log Houses, it has been noticed that the increase in costs guides consumers’ behaviour, and cost awareness has also clearly increased overall.

– People are now ready to be flexible when it comes to their greatest wishes, and now they focus, for example, in terms of space utilisation, on getting the square metres that are really needed.

Hokkinen describes the time as challenging, and Kuusamo Log Houses has also had to take a critical look at the company’s operations.

– We reacted to the change in the market situation earlier with a bit of an advantage, thanks to which we survived last year financially with dry feet. When changes in the world situation make the market fluctuate up and down, it is particularly important to find your own path.

The guidelines for Kuusamo Log Houses’ path were set out 25 years ago when the company was founded. Since then, operations have been moderate and considerate.

– Kuusamo Log Houses has never set out to reach for the stars, but the company has tried to do profitable business with moderate risk-taking. Thanks to these choices, the company’s financial matters are in order, and the economy is balanced.

Throughout its history, Kuusamo Log Houses has focused on its core expertise and has even stubbornly held on to its own strengths. Now, Kuusamo Log Houses has a strong belief that, despite the challenging times, we are dealing with the right type of operations.

Own design team for the customer

As a strength of Kuusamo Log Houses, Hokkinen points out its committed staff and that the company’s management considers it to be of paramount importance to keep the staff together.

– We work hard as a team, and the goal is to still be here ten years from now, still building log houses.

One of the teams with strong experience and skills is Kuusamo Log Houses’ own design team. Design expertise is really needed in-house because no two products leaving the Kuusamo Log Houses factory are exactly the same.

– Customers always have their own wishes and views, and that’s why every product is unique. Kuusamo Log Houses has always been a flexible partner and ready to find solutions to fulfil customers’ wishes.

The team’s turnover has been relatively low, and some of the design team members have been with Kuusamo Log Houses since the very beginning. According to Hokkinen, the strongest aspects of the company’s own design team are speed and flexibility, in addition to the already mentioned solid experience.

– Therefore, we always have a certain operational reliability and capacity when it comes to design. When the design is in your own hands, it is easier to manage and more cost-effective, says Hokkinen.

Even an apartment building produced from the production lines

Kuusamo Log Houses has invested in its production over the last ten years, and now everything necessary is within its own plot.

– We have versatile, operational production lines and facilities that are in good condition. There are no investment needs at the moment since our equipment is in good condition and we can meet consumers’ needs.

The production is in order and good hands. It’s good to study the various woodworking solutions on the site’s logs for the apartment building delivery.

Kuusamo Log Houses’ operations are paced by the seasons, and, for example, the winter season is often quieter. Transactions are now being made for the current year and next year, but ten years ago, trade was carried out at a much more rapid pace.

– Delivery was often already three months after the transaction. Now, it may take half a year from order to delivery, which means that after the summer, we will start booking projects for the coming year. Of course, there are differences per municipality and city, for example, when it comes to obtaining building permits, says Hokkinen, who considers the current pace of delivery more realistic and better.

Kuusamo Log Houses has delivered a log frame to the city centre of Kuusamo, where a log apartment building was being built last winter. The apartment building project is one of the biggest projects in the entire company’s history.

– The apartment building project is proof that we can manage even a bigger project, so our sauna, cottage and detached house customers have nothing to worry about, says Hokkinen, who is happy about the public sector project.

The Popular Close* Log Home Collection Is Expanding

The popular Close log home collection is expanding with five new models.

The demand for smaller home models continues to grow and the smallest log home of the models to be added to the Close* collection is the 82-square-metre Tyyni 82. Another one-storey model is Hehku 100, which has taken modern needs, such as for a remote workstation, into consideration.

One of the most popular models from the original Close* collection has become Hiisi 173. For this reason, we wanted to add three new Hiisi-type log homes to our collection. The names of the new homes are Pihka 124, Sysi 132 and Usva 151. The homes differ from each other to a suitable extent and add variety to our collection of 2-storey homes. The new models also have some of the Hiisi model’s characteristic features, such as being a two-storey home, large living room windows and an attractive main entrance.

-The Close* collection sharpened our home collection further and added a nice additional boost to log home sales. The collection has established its place in our already extensive home model selection and I look forward to find out how our new models are welcomed. In sales, there has been particular excitement around the new versions of the Hiisi model, says Antti Hokkinen, Chief Business Officer at Kuusamo Log Houses.

Marketing manager, Kari-Peka Määttä, who has been involved in the collection’s development team, considers the design process to have been very intriguing and challenging.

-There’s probably nothing quite as pleasant as designing log-built homes. Creative work at its best when considering the home’s nature, picture of the period with its remote workstations and flowing lights. And at the same time, challenge and difficulty arise from the fact that we approach construction in the collection from, in some way, the wrong direction; we do not have a known plot in knowledge, instead we consider how the home would work in various situations on a small urban plot and in the peace of the countryside while meeting the needs of a larger and smaller family, Määttä says.

The objective of the new collection is to bring inspiration to house construction. Together with Kuusamo sales representatives, our customers can easily adapt the new models according to their own wishes and needs, as always.

Kuusamo Log Houses Has Reformed Its Strategy

Kuusamo Log Houses has reformed its strategy, and the prepared strategy extends to 2025. Producing quality of life for people is at the core of the strategy.

The reform of Kuusamo Log Houses’ strategy started in the autumn of 2019. After several workshops and group meetings, the Board of Kuusamo Log Houses issued its approval and support for the reformed strategy.

Kuusamo Log Houses’ vision is to be among the most well-known log house manufacturers and the most profitable operator in its sector by 2025. The business idea is to produce quality of life for people.

Most of the strategy’s first stage has been completed by the operational management together with the workers during 2021. Procedures have included, for example, the significant increase in design resources, customer satisfaction survey and the employees’ occupational satisfaction survey. In addition to this, cooperation with Pölkky has been developed from a strategic perspective.
